The Honest ZIP Code Verdict

85142 is the Queen Creek ZIP code — the only one where the Postal Service itself recommends the name Queen Creek, and the one holding Town Hall at 22358 S. Ellsworth Road and the Queen Creek Post Office. 85140, 85143 and 85144 are San Tan Valley ZIP codes that will accept a Queen Creek address. No ZIP code, 85142 included, tells you whether a property sits inside town limits.
Who it fits: Anyone comparing two addresses that look identical on a listing sheet, budgeting a large taxable purchase, or working out which government to call about water, trash, permits or a police non-emergency.
Who should choose elsewhere: Anyone whose real question is the county line or the school attendance boundary. Those are separate lookups with separate official tools, and a ZIP code answers neither one reliably.
The one catch: The Town states in writing that homes in 85143 and 85212 “may have mailing addresses including ‘Queen Creek, AZ,’ although these ZIP codes are not within the Town of Queen Creek incorporated boundary limits.” People find that out after closing, when the tax rate and the service list do not match what they assumed.

  • All four accept “Queen Creek AZ” on an envelope — the Town’s own hospitals and urgent care list uses Queen Creek addresses in 85142, 85140 and 85143 alike. 85142 also answers to Chandler Heights AZ, Chandler Hts AZ, San Tan Valley AZ and San Tan Vly AZ.
  • 85142 is majority-Pinal by land, not by development. Pinal holds 67.55% of its 101.33 square miles, yet Town Hall, the post office and the built-up core sit on the Maricopa slice.
  • 85144 has no Census county crosswalk. It was created after the 2020 ZCTA boundaries were locked, so its “Pinal” label is aggregator data until 2030.

2.A Queen Creek Mailing Address Does Not Mean You Live in Queen Creek

The Town puts it plainly: “Because the U.S. Postal Service establishes ZIP codes for efficient mail delivery, Queen Creek ZIP code boundaries do not always match the Town of Queen Creek’s incorporated municipal boundaries. Areas outside the incorporated Town limits are often referred to as Queen Creek since the ‘Queen Creek’ name is used in some property mailing addresses assigned by the post office.”

It names 85143 directly: those addresses “are not within the Town of Queen Creek incorporated boundary limits.” The Town “does not have the ability to assign or change ZIP codes,” and residents inside the boundary “will still receive Town services, regardless of ZIP code.”

Heads up

Since September 17, 2025 a Queen Creek mailing address in 85140 or 85144 has three possible answers, not two: the Town of Queen Creek, the incorporated Town of San Tan Valley, or still-unincorporated Pinal County. In 85143 the Town has already ruled the first one out. The Town’s lookup page has not been rewritten for that change — how the two towns compare is a separate read.

Annexation is the other reason the envelope lags reality. Ironwood Crossing was annexed into the Town in 2018 out of what was then unincorporated Pinal County, and its community address still reads San Tan Valley, AZ 85140. Pegasus Airpark sits inside the town limits on the Town’s own GIS. A community marketed as Bella Vista Farms could not be confirmed inside those limits at all — every listing found for it is addressed San Tan Valley, AZ 85143. Three names, three different answers, and no ZIP code separates them.

3.What Your Jurisdiction Changes: Tax, Police, Water, Fire and Schools

Arizona charges transaction privilege tax by location, and a location is a jurisdiction, not a ZIP code. Three combined retail rates are live under that one mailing city today, and on October 1, 2026 the new Town of San Tan Valley’s own 2.25% town tax moves its addresses from the lowest of the three to the highest. Good to know

The rate on a receipt follows the seller’s location, not your home address, and city tax on a vehicle bought from an Arizona dealer follows the dealer’s city too. Buy something online that arrives untaxed and a resident inside the Town’s limits owes use tax of 7.85% — 5.6% state plus the 2.25% town rate, with no county layer, because Arizona has no county use tax; a Queen Creek mailing address outside those limits is a different sum again. Your own property tax is a different sum again: the Town’s $1.46 per $100 of assessed value for FY2026-27, with no secondary property tax, applies only inside town limits, and what a tax bill is made of covers the rest.

  • Police. Queen Creek PD has covered the full incorporated town, both county portions, since January 11, 2022. Outside the limits the Town says police protection is the county sheriff’s.
  • Fire and water. Outside the limits the Town describes fire protection as private subscription and water as typically private; who supplies the town’s water covers the in-town side.

Both of those descriptions are the Town’s own, and the page they sit on predates San Tan Valley’s incorporation: outside Queen Creek’s limits no longer automatically means unincorporated county, so confirm the service providers for the specific address rather than the ZIP.

Schools are drawn by district, not by ZIP

No ZIP code assigns a school. Verify the address in the district’s own boundary locator — that is the only answer that binds. For orientation only: Queen Creek Unified generally serves most of the Town and Higley Unified the Eastmark and northwest area, and local reporting also names J.O. Combs and Florence Unified nearby, none of it confirmed against a district map.

4.How to Check One Address Before You Write an Offer

  1. Town limits first. Run the address through the Town’s Do I Live in QC map, which draws the incorporated boundary and overlays the Queen Creek Water and Fire District service areas.
  2. Then the county. Search the Maricopa County Assessor’s parcel lookup; if it returns no parcel for the address, search the Pinal County Assessor. Write down the parcel number and which county issued it.
  3. Then the mailing city. Put the ZIP into the USPS ZIP Code Lookup and read the recommended city against the alternates. That governs the envelope, nothing else.
  4. Schools separately, through the district’s boundary locator: district lines are drawn independently of both the ZIP and the county line.
  5. Still ambiguous? Call the Town at 480-358-3000 for manual address verification. Maricopa County’s general information line is 602-506-3011.

The Pinal County general-information number printed on the Town’s own lookup page is one digit short of a working number. Take the current one from Pinal County directly.

Do this before you write an offer, not after. Two houses on the same street can sit on opposite sides of a municipal line, and the listing sheet shows the same city and ZIP for both — step one of any relocation plan.

5.Where the Queen Creek Post Office Is, and Where 85144 Came From

The Queen Creek Post Office is at 22424 S Ellsworth Loop Rd, Queen Creek, AZ 85142-9998. Retail hours as listed by USPS on September 20, 2026: Monday to Friday 9 a.m. to 5 p.m., Saturday 10:30 a.m. to 1:30 p.m., closed Sunday. The local number is 480-888-2214; the national line is 1-800-275-8777.

The 85144 split, July 1, 2023

USPS created 85144 effective July 1, 2023 for the area south of Empire Boulevard, west of Gary Road and north of Arizona Farms Road. It held 280 Queen Creek addresses at launch, including the Goldmine Estates subdivision, Earnhardt Queen Creek and a U-Haul Moving & Storage location. The stated reason was how fast this corner of the East Valley has grown: the new ZIP “became necessary due to the rapid growth in the area and allows for the addition of new delivery routes and new addresses.”

Good to know

Two practical notes from that change. USPS said mail addressed with either the old or the new ZIP would still be delivered correctly for a year afterwards — a grace period that expired long ago. And mail for the new ZIP kept routing through the same post office on Ellsworth Loop — what changed was the delivery routes and addresses, not where the mail is handled.

Why parking there is a standing complaint

The Ellsworth Loop office is busy enough that the Town has taken a public position on it, while noting it “is owned and operated by the USPS, the Town of Queen Creek does not have any jurisdiction over the operations.” The Town says it has been “actively working to find a resolution to parking” there and “urging” USPS to locate an additional facility in the region, and reports USPS is in “the early stages of evaluating a potential new carrier annex for purchase,” with no site committed. It publishes the local Postmaster’s contact details on the same page.
